Buyer plans redo for Montfort Place in Far North Dallas

A Dallas energy firm affiliate purchased a Far North Dallas office building. The Montfort Place office building at 13800 Montfort Road was bought by a real estate partnership connected to Scout Energy Partners. The new owners are remodeling the 82,000-square-foot building north of LBJ Freeway near the Midtown Dallas redevelopment project. It has three stories and was built in 1983.

Collins Real Estate Partners LLC of Richardson bought a 32,452-square-foot office building at 2100 N. Collins Boulevard in Richardson. Debi Carter of Capstone Commercial handled the transaction.

A California investor purchased The Offices at Grapevine 360, a 21,236-square-foot office property at 4550 State Highway 360 in Grapevine. Ron Hebert of Marcus & Millichap brokered the sale.

Texas-based Mercer Park Apartments EB LP bought the Mercer Park Apartments, a garden-style multifamily property on 2014 Remington Drive in Arlington. Berkadia provided $18.5 million in acquisition financing for the deal.

A Texas investor has purchased the Southgate Shopping Center, a 40,214 square foot shopping center at Pioneer Parkway and Cooper Street in Arlington. Tenants in the center include Dollar Tree, Awesome Kidz 2 Learning Center, Shu Deal, Universal Beauty College and Kingsmen Barber Shop. Tim Axilrod of Shop Cos. brokered the sale.

GFE Real Estate LLC bought a 10,400-square-foot office building at 13720 Diplomat Drive in Farmers Branch. Cole Collins of Newmark Knight Frank brokered the sale with Cushman & Wakefield.

An investor purchased a 38,940-square-foot industrial building at 9259 King Arthur Drive in Dallas. Cole Collins and Gary Lindsey of Newmark Knight Frank negotiated the deal.

An investor bought the Abney Industrial Warehouses, a 39,621-square-foot industrial property at 316 West Simonds Road in Seagoville. The property consists of an office building and three warehouses that were built in 1984 and 1988. Adam Abushagur and Sam Martin of Marcus & Millichap brokered the sale.

Leases

EcoLab leased 217,572 square feet of industrial space at 1600 S. Jupiter Road in Garland. JR Tomlinson, Louis Pascuzzi and Frank Puskarich negotiated the lease with Transwestern.

ETak Worldwide LLC leased 76,213 square feet of warehouse space at 1010 E Ave. J in Grand Prairie. Robert Miller of DFW Lee & Associates negotiated the lease with NAI Capital.

Fulton Technologies Inc leased 48,377 square feet of commercial space at 1430 Bradley Lane in Carrollton. Andrew Gilbert of Holt Lunsford Commercial negotiated the lease with Brad Lipton of Mohr Partners.

Studio Movie Grill Holdings LLC expanded its office to 31,305 square feet at 12404 Park Central Drive in Dallas. Chris Mason, John Beach and Trace Elrod of Newmark Knight Frank negotiated the lease with JLL.

Rush Truck Leasing Inc. leased 29,650 square feet of industrial space at 1900 E. Division St. in Arlington. Mark Graybill and Colton Rhodes of DFW Lee & Associates handled the lease.

Beacon Sales Acquisition expanded to 19,360 square feet of commercial space at 1700 Tech Centre Parkway in Arlington. Canon Shoults and Maddy Canty of Holt Lunsford Commercial negotiated the lease with Steve Perkins of Mohr Partners.

Daylight Golf leased a 14,713-square-foot building at 2505 East Grapevine Mills Road in Grapevine. Andy Anderson of Henry S. Miller Brokerage negotiated the lease with Derek Anthony of The Woodmont Co. Scheduled to open in July 2020, Daylight Golf will offer virtual golf on 25 courses and a full-service sports bar and restaurant.

City Electric Supply Co. leased a 9,182-square-foot industrial property at 2010 Redbud Blvd. in McKinney. Brett Lewis and George Tanghongs of DFW Lee & Associates negotiated the lease.

Launch Agency LP leased 6,196 square feet of office space at 3400 Carlisle St. in Dallas. Paxton Cooksey and Chris Mason of Newmark Knight Frank negotiated the lease.

Garcia’s Latin Cuisine Inc. leased 5,625 square feet of retail space at 5407 Boulevard 26 in North Richland Hills. Jake Burns and Eric Deuillet of Structure Commercial negotiated the lease.

PRN Uniforms LLC leased 5,000 square feet of retail space at 3295 S. Cooper Street in Arlington. Troy Morgan of Structure Commercial negotiated the lease with DBA Commercial Real Estate.

Data Ductus Inc. leased 3,061 square feet of office space in the Office Campus at Allen at 1301 Central Expressway S in Allen. Jared Laake and Susan Singer of Bradford Commercial Real Estate Services negotiated the lease.

Cross Resource Group Inc. leased 2,597 square feet of office space in the Office Campus at Allen at Central Expressway South in Allen. Jared Laake and Susan Singer of Bradford Commercial Real Estate Services negotiated the lease with David Kraft of Re/MAX Realtors.

CPEP Management LLC leased 2,079 square feet of office space at 8235 Douglas Ave. in Dallas. Tyler Howarth and Jim Graham of Newmark Knight Frank negotiated the lease with Granite Properties.

B&S Tech Repair leased 1,000 square feet of retail space at Little Broadway Center, 5219 Broadway Blvd. in Garland. Brian Sladek, Colin Cannon and Jeff Lewin of Resolut Real Estate negotiated the lease.
